Visibility is your key to greater parking asset value.

In our recent piece on the parking value gap, we showed how much asset value gets left behind when you approach parking with an operational mindset instead of optimizing the asset.

Recognizing that gap is important, because closing it requires something specific: visibility.

Without clear sight into what's happening at your property and in your market, you're making decisions based on guesswork and outdated reports. You know you should improve performance, but you can't see where the opportunities are. 

Unfortunately, a simple pricing update or marketing push won't cut it.

You can't optimize what you can't see.

Knowing you should improve performance isn't enough. You need to see where the opportunities are so you can build a strategy, test it, and adjust based on what's actually working.

But most owners and management providers still work in an environment where systems are disconnected, and data is invisible. What seems like insight is usually just small, siloed, outdated information that won't help you beyond making reactive adjustments.

Here's what that looks like in reality.

When the parking environment is disconnected and disjointed:

  • Parking equipment (e.g., gates, arms, etc.) is purchased from a manufacturer, then installed and serviced by third party companies
  • The parking management software is third party built and managed
  • The technology infrastructure (e.g., cameras, sensors, etc.) is relabeled third party tech
  • The parking management company places hourly staff is on site to handle rote activities

No one in that service chain is incentivized to integrate the technology. They're incentivized to take their cut and move on.

This approach makes data invisible by design, and it won't help you answer even the most basic questions, including:

  • Who’s parking here?
  • Why?
  • Where are they going?
  • What vehicle did they drive?
  • Have they been here before?
  • How many times?
  • How often?
  • When were they here last?
  • What did they pay?
  • Do we have their contact info?
  • Were they happy?

The pace of change makes it worse.

Data isn't just hidden in disconnected systems. The velocity of change is faster, and the volume is greater than you likely realize. By the time you finally get an end-of-month PDF report, the moment has passed. Ideally, your visibility is real time and helps you get ahead of decisions instead of remaining reactive. 

Getting ahead of decisions is one thing, but predicting them is another advantage altogether. And the growing use of AI to drive proactive decision-making is going to make guesswork obsolete.

Two types of visibility drive real value.

To make really well-informed decisions, you need data about both your facility and the local market you operate in.

Your asset data tells you what's happening. 

  • License plate recognition (LPR) shows you who's coming and going 
  • Performance metrics reveal trends like how satisfied drivers are, peak demand times, dynamic pricing impact, enforcement, and marketing uplift
  • Predictive tools help you get ahead of opportunities and capture more revenue

Your market data tells you why. 

  • Nearby competitors and their pricing
  • Demand factors like events and weather that affect when people need parking and what they're willing to pay
  • Bringing these data points together in one intuitive view gives you a complete picture of what's shaping demand

This is how you move from reactive to proactive. You stop guessing and start answering the questions that actually matter:

  • Is our approach differentiated from similar or nearby competitors?
  • Are there clear opportunities we're missing?
  • Are the pressures or opportunities we're facing unique to our location?
