How AirGarage Works
What does AirGarage do?
AirGarage is a full-service parking management company that treats your parking like the real estate asset it is. We handle everything, like pricing, enforcement, signage, driver support, tenant management, and reporting, all while using our own cameras, software, and data infrastructure. Most operators collect a fee and send you a monthly statement. AirGarage uses real-time data to actively manage your asset and grow its performance over time.
How is AirGarage different from a traditional parking operator?
Most operators set rates at signing, collect a flat fee, and send you a PDF at the end of the month. Their income doesn't change whether your lot performs well or not. AirGarage operates on a revenue share model, which means we only grow when you do. We've also built our own hardware, software, and operations infrastructure on a single platform, so there's no vendor patchwork and one accountable partner when something needs attention.
How does gateless parking work?
Gateless parking removes the gates, kiosks, and physical barriers that traditional parking relies on. Drivers pull in, scan a QR code or receive a text prompt to pay from their phone, and pull out when they're done. Our cameras read license plates at entry and exit to track every session automatically. Returning drivers are recognized and can pay even faster. The result is a smoother experience for drivers and fewer operational headaches for owners.
How does AirGarage handle enforcement?
AirGarage has a dedicated team of on-the-ground enforcers in every city we operate in. When they patrol a property, they scan license plates, which instantly checks each vehicle against our database to confirm whether the driver has paid. If the driver is already in our system, we initiate an autostart and open a parking session on their behalf and charge a small fee, keeping the interaction low-friction. If the driver isn't in our system, our enforcers issue a citation first. From there, if needed, our operations team coordinates booting and towing through vetted vendors. The goal is always to resolve situations fairly and protect availability for paying drivers.
How does AirGarage handle driver support?
Driver support is handled entirely in-house by AirGarage. Drivers can reach our team around the clock, and we typically respond within a few hours. Complaints, questions, and disputes never land on the owner or property manager.
Understanding Your Asset's Performance
What is a revenue-share model and why does AirGarage use it?
A revenue share model means AirGarage earns a percentage of your parking revenue instead of charging a flat management fee. We use it because it aligns our incentives with yours; we don't get paid more unless you do. That structure gives us a real reason to actively manage and improve your asset, not just maintain it.
How does AirGarage manage pricing?
Most operators review rates once a year, if that. AirGarage takes a different approach. Our pricing team runs ongoing experiments to figure out what rates best optimize occupancy and driver experience at your property, and we consistently re-evaluate based on market conditions, demand shifts, and what the data is showing. Rates aren't set and forgotten; they're actively managed so your property stays competitive and captures the most value it can.
How does dynamic pricing work?
Dynamic pricing means your rates adjust in real time based on occupancy. Our operations team, which specializes in pricing strategy, runs experiments to determine the right pricing parameters for your property. Once those are in place, the system operates on its own, raising or lowering rates as occupancy shifts, without any manual intervention from the owner or our team. You see the results in your dashboard.
What data does AirGarage collect about my asset?
Our cameras capture entry and exit events, occupancy levels, and session data at your property in real time. That feeds into performance metrics like revenue trends, driver volume by type, peak usage times, enforcement activity, and driver ratings. We also pull in local market data, like nearby competitor pricing and local events to give our team context for pricing and strategy decisions. All of it flows into your owner dashboard.
What does the owner dashboard show me?
The dashboard gives you a real-time view of how your asset is performing. You can see revenue trends, occupancy by driver type, peak usage times, enforcement activity, driver ratings and feedback, and how your property compares to prior periods. For properties with tenants, you can also see how allocated spaces are being used. It's self-serve and available any time, so you're never waiting on a report to understand what's happening.
Getting Started with AirGarage
Are there long-term contracts?
No. AirGarage operates on month-to-month contracts. We think operational reliability should be demonstrated every month, not locked in upfront.
What are the startup costs?
There are none. AirGarage covers the cost of cameras, signage, and installation. There are no setup fees, no management fees, and nothing to pay to get started.
What does AirGarage need from me to get started?
The most important first step is a conversation. We'll set up a call to understand your current setup, like what's working, what isn't, and what your goals are. From there, we'll ask for some basic financials and information about your current operator contract, which helps us understand your timeline and what a transition looks like. If you move forward with us, we'll ask for a few additional details like a property layout, but that comes later. The initial call is where we focus first.
How long does it take to get started?
Generally under four weeks from a signed agreement, assuming there are no complicating factors. Two things that can extend that timeline: if your current operator requires advance notice before you can end the relationship, that waiting period applies. Very large or complex properties may also take a bit more time to set up. We'll be upfront about your specific timeline early in the process.
What does the onboarding process look like?
Once you sign with us, AirGarage handles the rest: installing cameras and signage, onboarding your tenants and monthly drivers, training your staff on the owner dashboard, and making sure the property is in good shape from day one. Our team manages the full setup so the transition is hands-off for you.
